Method of Sale
The popular methods to choose from when selling your property are
- Public Auction
- Private sale or Private Treaty
- Sale by Negotiation
Each method has its advantages.
Auctions set a defined time frame and creates an environment of intense competition, placing time limits on buyers encourages them to make offers prior to auction day rather than waiting to see what price auction day will achieve. Competition between buyers is created which pushes price higher rather than negotiating the price down. There's no cooling off period therefore the sale is final.
Private sale or Private treaty is where the property is offered for sale at a price determined by the seller. When a buyer is interested in the purchase of the property your Blue Pacific agent will then negotiate on your behalf to achieve the maximum price possible. This method of sale is usually less stressful. Different terms and conditions can be negotiated as well as the price. This method of sale can result in less marketing costs depending on the length of the sales campaign.
Another method is Sale by Negotiation this is similar to Private Treaty, the property is offered to the market and interested parties are encouraged to make an offer and then the negotiation process takes over. Rather than offering at a set price as in Private Treaty sales, a price range or price guide is offered. This allows the negotiation process to follow a similar structure to an auction where the price is negotiated upwards rather than downwards from a fixed asking price. This is a very successful method of selling especially if there are multiple buyers.

Contract of Sale
The Contract of Sale should be prepared by your solicitor detailing inclusions and the terms and conditions. In NSW the contract for Sale must be prepared prior to the property being offered for sale so preparation in advance is recommended.
A clear Building and Pest Inspection from an independent contractor is a positive selling tool which can enhance and speed the negotiation process.
A useful addition is a Building Certificate from Council authorising any building works you have had completed.
